About Dublin
Dublin is one of the fastest-growing cities in California, having expanded from roughly 30,000 residents in 2010 to over 72,000 by 2022, according to U.S. Census data. Nearly all of that growth came through large master-planned developments - Schaefer Ranch on the west side, Positano and Tassajara in the central city, and Fallon Village on the eastern edge near the open hills. These neighborhoods share a common character: wide streets, stucco-clad two-story homes, attached two-car garages, and fenced backyards. The residential density is higher than older Tri-Valley cities, and most lots are modest in size, which means outdoor concrete - driveways, patios, and walkways - is typically the most significant hardscape on the property.
Median household incomes in Dublin run between $140,000 and $150,000, and homeownership rates are around 60 to 65 percent - above the California average. The city is part of the broader Tri-Valley region and sits close to the Camp Parks military installation along Dougherty Road. Many residents commute via the Dublin/Pleasanton BART stations. The city is immediately adjacent to Pleasanton to the west and San Ramon to the south, and many homeowners in these neighboring cities face similar concrete needs given the shared climate and soil conditions.
